[T]echnology:
As I’ve mentioned in the past, I have “Triple S” - Shiny. Shhttuff. Syndrome.✨✨

However, the Plaud Note AI Voice Recorder looks like a life changer! 😮‍💨

I’ve preached the usefulness of Fireflies.ai in the past and just utilized it for a summary after a 1-on-1with one of my agents. They were blown away! 🤯

Here’s a quick excerpt from that meeting: ⬇️⬇️

Tyler advises Lisa on how to increase traffic and engagement on her business page by sharing content from it to her personal page, shortening captions with emojis, and uploading videos natively to Facebook or Instagram. He also recommends creating a YouTube channel for additional traffic and incorporating video links into email drips. While there is no easy way to boost YouTube videos through paid ads, Tyler suggests using preroll ads for better views.

But here is why I’m so excited for the Plaud Note…it could replace me manually writing these emails! 🤯🤯

Plaud Note uses ChatGPT to summarize, rewrite, mind map, or simply take notes. 🖊️ It would be nice if this functionality was built into the ChatGPT app, but I’m happy to pay for the convenience factor on this one.

Time will tell if this is just another failed Kickstarter, but for $100, I’m certainly going to give it a shot. Not to mention I could potentially cancel my Fireflies.ai subscription too, which will pay for the device in less than 6 months. 🤑

[E]ducation: Entertainment/Education

I’m not sure how many of you spend time on the Twitterverse, but there was quite the entertaining debate between Nick Gerli and Jamie Lane. ☕🐸

Nick runs a real estate investment/consulting YouTube channel with 4M monthly views.

Jamie is the CEO of AirDNA - a company that specializes in Airbnb data and analytics.

Yesterday, Nick posted this tweet: ⬇️⬇️⬇️

With Jamie responding:

This thread made it quickly into some of the mastermind groups I’m in on Facebook and the consensus was clear…

Nick has a history of selling fear. 👻👻

While these click baity headlines may drive traffic and views, don’t be like Nick. ❌

I’m going to trust the data from the company that does data. Not a Youtuber trying to sell an online course based on scare tactics.

Unfortunately, nearly 30M people have seen Nick’s tweet and only 100k have seen Jaime’s. 🙄

The lesson here that we already knew, is that social media can be a source of misinformation.

You have the ability to educate your sphere through it with data directly from the MLS (or RPR - see last week’s email), so do it!

[C]oaching:
Since this is my 23rd Tech with Ty, I’m going to retell one of my favorite Michael Jordan stories that I often remind my kids of. ⬇️

People often remember Jordan as the GOAT. 🐐

But he wasn’t always the GOAT. In fact, he didn’t make Varsity his sophomore year (most sophomores don’t) at Laney High School.

Jordan was devastated, but he didn’t give up…imagine for a second that he did give up; that he quit playing basketball because he didn’t make the team he wanted that year.

Obviously he didn’t or we wouldn’t even know his name. ⭐

Real estate isn’t any different.

Imagine if the biggest real estate agent you know of gave up when things got tough. 😠

You wouldn’t know their name either.

Everyone goes through tough times.

It’s how bad you want it + a ton of hard work that determines if you’re going to make it out of the quarter. 🏀

I’ve said it before and I’ll say it again…if you want to get paid like a professional athlete, you’ve got to train like one.

Michael Jordan didn’t get to GOAT status by working 20 hours/week. 🙌

[H]ow To:

ChatGPT is a fantastic tool to save yourself time. However, you get what you put into it. Meaning if you ask ChatGPT something bland, without detail or context, that is exactly what you are going to get back. 🤷

Therefore, prompts are essential for interacting with AI. 💯

It is important to acknowledge that although ChatGPT can produce imaginative and engaging text, it does not possess a genuine comprehension of the content. 🧠 Its responses are generated by forecasting the most suitable text to follow based on the input it has been provided.

Before we dive into creating prompts best suited for you, let's talk about what you can use ChatGPT for. ⬇️⬇️

  • Listing Descriptions

  • Real Estate Bio / About Section

  • Social Media Posts / Captions

  • Video / Call Scripts

  • Writing Email Campaigns

  • Thank You, Congrats or Home Anniversary Notes

  • Website Copy

  • Blogs

  • Market Reports

  • Tag Lines for Your Real Estate Business

Now that you know what you can use ChatGPT for, how do you ensure you are sending ChatGPT great prompts? ⬇️⬇️

  • Let ChatGPT know what perspective it needs to write from. In most cases, you will just tell it to act like a real estate agent. 🏘️

  • Tone of Voice. What tone do you want the writing to have? Professional? Light hearted? Funny? Educational? 🧠

  • Be Clear. The more vague you are the more vague the response will be. Be specific on what you want with exact details. 🖊️

  • Experiment. The cool thing about ChatGPT is once you get a response, you can still alter exactly what was put out. Do you want it to sound more professional? Tell it that. Do you want it longer or shorter? Tell it that and it’ll spit out a new answer with your changes immediately. 🤯
