First and foremost, I hope you all have a truly wonderful time with friends and family this Thanksgiving. I’m thankful for each and every one of you for reading and supporting Tech with Ty for the past 45 weeks!

[T]echnology:

Black Friday is one of my favorite holidays. Not really for the deals (although I love me a good deal)…The nostalgia of opening the paper on Thanksgiving and scavenging deals with my Dad or waiting in line for hours after midnight with my brother are memories I’ll cherish forever.

In the spirit of Black Friday, here are some of my favorite real estate related items you didn’t know you needed: ⬇️⬇️

iPad ($239) - This model is from 2021, but still a workhorse and perfect for the agent who likes to show clients digital presentations.

Amazon Fire Tablet ($39) - This isn’t necessarily for agents to get work done, but if you have an office or want something to keep kids occupied during a closing, load this up with some games and Netflix, and you’re good to go.

Roku Streaming Stick ($29) - Need to stream that iPad you just bought to a conference room TV to show off your new buyer presentation? The Roku streaming stick is an incredibly cheap way to do so.

Airpods Pro ($189) - Whether traveling on a plane or taking a quick call in the car with my family, these are a lifesaver.

AnkerWork Mics ($174) - These are my go-to mics for video. They are ridiculously easy to use, and they sound great!

Echo Pop with Smart Bulb ($17) - It looks like there is a limit of 2 on these, so utilize your friends and family to load up on a few of these because they make perfect closing gifts!

Ozone Machine ($59) - One of the best things I’ve ever purchased to rid that smelly listing of odors. It's a great tool to have in your arsenal.

Social Graphics - 50% off! Abby has created an entire library of social graphics that can be customized in Canva. Shop between now and Sunday for 50% off your entire order! Use code BF23 at checkout.

Photos, Videos, 3D Tours - We've partnered with Market Impact Media to create a new option for agents! Get 30% off all photo/media packages in 2024 for only $499!

Video Magnet - We've also just launched our new Video Magnet Service to help agents dominate their local market in 2024 with weekly scripts, video editing, and more!

[E]ducation:

Hopefully, I’m not the only one, but my Facebook feed is plagued with ads more than ever. Maybe it’s because I click on a lot of ads. I like to study them and their corresponding landing pages. More likely, it’s because Facebook has changed its algorithm and is trying to increase ad revenue, and more eyeballs equals more money. 💰💰💰

More intriguing, I’ve noticed a “trick” used by over 75% of these ads or recommendations from Facebook.

There is no link in the post itself. The link is in the comments.

Yes, I actually counted and did the math. I did this because there doesn’t seem to be a clear answer on the Google machine of whether or not this is effective.

Some say that adding a link to a Facebook post can reduce engagement potential by half. Others say that link previews are preferred by Facebook.

However, I did find this article that confirms this theory. đź’ˇ

From my personal experience, more and more companies and brands are doing this, and it’s more prevalent than ever in my feed.

LinkedIn has already taken this approach with its algorithm. They really don’t want you to leave their ecosystem by clicking external links. Facebook is likely doing the same.

Or maybe when you have a post with quite a few comments, the algorithm rewards the post when people click “View more comments.” Regardless, it’s a trend to keep an eye on and test yourself.

In the words of Gary Vee, “You’re competing for attention.” But I’ll let you know if I am completely off base because I just tested this theory with the Coaching section video below on my personal FB.

[C]oaching:

One of my favorite slides from Brian Buffini was his acronym N.O.W.

No chaos.

Own the listings.

Win market share.

So, I asked some of the top RE/MAX Brokers in the country what agents should be focused on NOW.

Here’s what they had to say: ⬇️⬇️

[H]ow To (with Abby):

I don't know if you have noticed, but social media is undergoing a major shift. People are tired of all the advertisements and constant selling. We're constantly on our phones. Therefore, we're bombarded with ads.🙄🙄

How do you promote yourself without irritating everyone around you?

The approach is the same as when you sell your services face-to-face. You wouldn't walk up to someone and immediately pitch, right? You need to let the conversation naturally unfold. The same principle applies to social media.

We often stress the importance of posting content that is not only valuable and relevant but also relatable. Now, more than ever, relatable and personable content is gaining traction. This is why we're witnessing a rise in user-generated content (UGC) over influencer content. If you're unfamiliar with UGC, just read this article.⬅️⬅️

We can learn from the UGC approach.

“36% of consumers say relatable content is the second most interesting and memorable content brands can share on social media. Almost 70% of consumers also say that social media content being authentic and relatable is more important than polished, high-quality content.” - Hootsuite

Content becomes relatable when it resonates with your client's lives and experiences. Achieving relatability requires an understanding of your clients—who they are, what challenges they face, and their preferences.

If you need ideas, scroll through Instagram reels and see what posts are performing, and think to yourself, how can I make this about real estate?
