Video editing is hard, but creating content is even harder. As youā€™ll see in the coaching section of this email, sometimes we simply get in our own way with excuses. šŸ™…ā€ā™€ļøšŸ™…ā€ā™€ļø

This is certainly true for content creation.

We have tons of value-added advice, but itā€™s common knowledge (for us agents), so we donā€™t share it.

In the last week of April, the Ohio House of Representatives passed HB 33.

As always, there is a ton of stuff in this bill, and it is worth your time to stay up to date on this kind of thingā€¦

But the one I want to focus on is this: ā¬‡ļøā¬‡ļøā¬‡ļø

This is badā€¦really bad. šŸ˜ØšŸ˜Ø

Itā€™s bad for consumers, and itā€™s bad for our industry which already has a bad reputation.

I believe this started with a company based out of Florida but has quickly spread to numerous other states.

If you were searching for content to make a video onā€¦here is your chance.
Make a video that educates clients and consumers on the pitfalls of these agreements with a call to action to call or text you with questions about the home selling process. šŸ“± These agreements are predatory in nature (hence the Ohio Attorney General filing a lawsuit against this practice). Still, the consumer sees the opportunity for upfront cash without understanding the implications or their options.

[C]oaching:

It happens to the best of us. We worry so much about things being perfect, it prevents us from actually being productive.

This is especially true when it comes to video. šŸ“¹

Your intentions are good, but the setting isnā€™t perfect, your hair isnā€™t perfect, you donā€™t have the best microphones, blah, blah, blah. šŸ™„

As someone who has spent tens of thousands of dollars on equipment, I can assure you itā€™s not the equipment that is getting in your way. There will always be an excuse.

Stop hesitating. Stop worrying about what people think. Stop even watching your videos after you record them. āŒ

Just. Post. Them.

I challenged my team the other week to send 5 video messages per day to new/old leads and the response is exactly what I anticipated. Leads that otherwise were non-responsive to calls, emails, and texts responded with ā€œWow! Great Video!ā€ and conversations about their real estate needs were created. šŸ‘

We took a tip out of Bombbombā€™s playbook and bought $4 dry-erase boards, and wrote ā€œHi lead nameā€ on the board with a smiley face. This makes the thumbnail personal, and they know itā€™s a video specifically for them. We used to do this from Bombbomb, but I wanted to remove the hurdle of using Bombbomb out of the equation. šŸ‘‹ This also allows for quicker delivery and allows us to know who is a real phone number because it will send using iMessage from our iPhones and vice versa.

Stop procrastinatingā€¦youā€™ll never be perfect.

Pull your phone out, and send a handful of video messages to your clients, leads, and sphere.

They will be blown away that you took the time to send them a video!

Being a buyer's agent right now is beyond frustrating. šŸ˜¤ We also need to remember that usually, when you are frustrated, so are your buyers. The key is positivity and never letting your buyers feel these frustrations. āœŒļø

There is no inventoryā€¦but KEEP YOUR CLIENTS MOTIVATED.

  • Remind your clients they are committed to a lifestyle, not a home. Explain to them that the house isnā€™t what they were in love with, but the features inside the home. Let them know we werenā€™t able to get that particular home, but we will be able to find the features they love so much in another. ā¤ļø

     

  • Look outside their ideal location. Donā€™t stray too far, but you never know when a buyer will say yes to that perfect home, even if it means it isnā€™t in their exact location. Send them the listings and let them decide if the home is too far for their liking. šŸ 

     

  • Make sure your clients are comfortable. Many home buyers get caught up in the home-buying process. When submitting offers, you should remind them to submit their highest and best BUT discuss with them what they are comfortable with. What number would they be okay with losing the home? I know you want to find them a home but donā€™t sacrifice their comfort just to close a deal. šŸ’°

     

  • Remind them they are not alone. The market is crazy right now, the inventory is low, and homes are racking in multiple offers. Sit down and explain that just because they are losing out on offers doesnā€™t mean it is anything they did or didnā€™t do. The market is simply crazy. All home buyers are facing the same challenges, and reassure them that fate will fall into place. Their future home is out there, and we will find it. šŸ”

     

Long story short, this is a competitive market. You are frustrated, your buyers are frustrated. I get it. Losing out on a home offer can be a setback, but it's important to encourage your clients to stay focused on their ultimate goal of finding their dream home.šŸ” ā¤ļø Utilizing these tips can help your clients navigate the competitive real estate market with confidence and optimism.
