[T]echnology:

Do you remember when newspapers were a thing? Sometimes I actually miss them. The OG clickbait headlines that made you turn to page 7ā€¦yeah, those newspapers. šŸ—žļø

Is TV heading down the same path?

šŸ’Æ

Notice what service is on the top?

We already know that Americans spend more time on digital streaming than watching TV. šŸ“ŗ

However, the lines between major entertainment and social media are being blurred. Itā€™s anticipated that Americans will watch nearly an hour of TikTok (guilty) and 48 minutes of YouTube (also guilty).

I couldnā€™t tell you the last time I turned on the TV to watch actual TV besides football.

The moral of the story is that you need to be on these platforms, period.

You need to be doing video šŸ“¹, period.

I remember Gary V saying years ago that youā€™re not competing against the agent down the street. Youā€™re competing against the likes of Apple and Nike. To me, this was a wake-up call to have better ad copy and design, but donā€™t forget youā€™re also competing for attention.

While the writers' strike may be over, the SAG-AFTRA strike is ongoing.

Now might be your time to shine with your own version of ANY type of HGTV reality series.

See the AI webinar we did (below) ā¬‡ļøā¬‡ļø on how to turn that one piece of content into 50+.

[E]ducation:

ICYMI, Abby, and I did a new webinar on Wednesday on AI.

Preparing for a webinar like this with people watching across the US is always a little nerve-racking, especially when you test new webinar software the day before, and NOTHING works. šŸ’€šŸ’€

So, a quick public service announcementā€¦keep it simple.

[C]oaching:

This week sucks.

Do you ever have those weeks?

Rates are at all-time highs. We still have a barely functioning MLS. Iā€™ve seen agents beyond pissed. Iā€™ve seen sellers ghost agents. Iā€™ve seen buyers not show up at closing. Iā€™ve seen agents cry. Iā€™ve seen lenders in pure panic mode. The list goes onā€¦and on.

Itā€™s okay to have a bad day or a bad week. šŸ˜„

I didnā€™t say it was fun.

Itā€™s how you rebound from a bad day/week that matters.

As a Broker, an Agent, a Dadā€¦as a human being, I want to be in control and in the driverā€™s seat, but there are some situations you simply canā€™t control.

If youā€™re in a bad mood from a deal falling apart in the morning, how is that attitude going to be perceived by anyone else you meet throughout the day? šŸ¤”

Remember, everyone is a potential client.

If youā€™re going to have a bad day, itā€™s okayā€¦youā€™re allowed to take the day off to destress. One of the things I was told early on in my career was to pick one day off a week. Working eight days a week in this business is easy, but you need time for yourself as well. šŸ˜ŒšŸ˜Œ

Now, take that listing deal that fell through and grab the bull by the hornsā€¦hold a happy hour style open house and meet some new buyers!

[H]ow To:

Being in real estate, we meet strangers at random houses pretty much on a daily basis. We donā€™t think much about it because we do it every day, but safety should be a real concern. ā¬‡ļøā¬‡ļø

Today marks the anniversary of Beverly Carterā€™s death, and with that, I want to show you how to use IOS 17ā€™s new check in feature.

How to Turn On Check-In

To initiate a Check In, begin by either selecting an existing conversation within the Messages app or initiating a new one with the individuals you wish to keep informed about your safe arrival. Next, tap the Plus button, followed by More > Check In > Edit.

At this point, you'll encounter two available choices. The initial option is known as "When I Arrive." Input your intended destination and specify your chosen mode of transportation. šŸš— If necessary, you can also include extra travel time. Should your iPhone fail to make progress toward your destination for a specified duration or not reach the anticipated location, the Check In feature will promptly notify your designated contact and provide them with updates regarding your phone's journey. Conversely, when you successfully arrive at your destination on schedule, Check In will promptly notify your friend or family member of your safe arrival. āœ…

The alternative Check In option operates on a time-based basis. If you neglect to conclude the Check In prior to the expiration of the set time limit, your iPhone will automatically alert your friend.

Regardless of your choice between these Check In options, simply tap the blue upward arrow icon (similar to sending a regular message) to confirm the Check In and activate the timer. In case you encounter a loss of cellular service or your iPhone unexpectedly powers down before the Check In is complete, šŸŖ« your chosen friend or family member may receive a notification either earlier or later than anticipated, granting them access to the information you had chosen to share.

To extend the duration of a Check In, navigate to the conversation with the individual you initially shared it with. Locate the Check In message and then tap Details > Add Time. You can then specify the desired amount of additional time to be included.

How to Cancel Check-In

If you'd like to cancel a Check In for any reason, find the Check In message, then tap Details > Cancel Check In. You'll be asked to confirm the request.

I think we often forget how weird it is to meet strangers at a location you have never been before since we do it everyday. But people are crazy and at the end of the day you never truly know who you are meeting and what their real intentions are. I don't want you to fear for your life on a daily basis, but please keep these thoughts in the back of your brain.
