Artificial Intelligence is very much trash in, trash out, meaning the quality of the results is completely dependent on the questions you ask or the commands you give. However, AI development is moving at the speed of light, and developers are harnessing its capabilities by dumbing down the interface to make it more consumer-friendly. šŸ§ 

Ok, Tyler, it can write, and thatā€™s a lot of what attorneys do, but it canā€™t replace relationships, and weā€™re in a relationship business.

Youā€™re 100% correct until youā€™re not. ā¬‡ļøā¬‡ļø

HomeWise.ai is already trying to replace agents while simultaneously offering to help agents by replacing their virtual assistance.

I have to admit, Iā€™m intrigued by the idea of a virtual assistant 100% powered by AI. The example on their website is idealā€¦imagine saying, ā€œHey Siri, prepare an offer for 123 Main Street for $275,000 with my standard conditions for John and Suzy Smith,ā€ and šŸ’„ BOOM, your entire contract is written for you. But what happens to real estate agents when the consumer has that same option?

Iā€™ve said it once, and Iā€™ll say it again, this is just the tip of the iceberg. šŸ§Š

Do I think agents are going to go extinct?

No.

Do I think that agents that donā€™t start adapting and using AI will?

Yes.

So where do you start?

Typically I try to find real estate industry-related news to educate agents on because letā€™s face it, the barrier to entry is too low and agents need more training. šŸ§ 

However, this weekā€™s training isnā€™t geared toward agents looking to enhance their prospecting knowledge, the code of ethics, or real estate law. This week I really want you to re-read the section above and take it to heart,

The Death of the Text Message šŸ’€šŸ“± 

Tyler, what the hell are you talking about?
Over the past 10 years, Iā€™ve helped my team generate 13,000+ leads. Some were great, and some were absolute junk, but the consensus was that they preferred communication via text. šŸ“± Iā€™m not saying that text is a substitute for picking up the phone and having an actual conversation. Iā€™m just saying that the likelihood of a response is much higher via text. Many times the lead was at work and browsing on a company computer ergo, they couldnā€™t answer your call.

All good things come to an end. šŸ˜„

Much like regular phone calls, telemarketers, especially health insurance companies, have ruined text messages. šŸ™„ Not a day goes by that I donā€™t get bombarded with 10+ junk texts. They may not be insurance companies, but the average consumer is also getting bombarded. Not to mention, the average consumer is on 8 different real estate websites before they work with an agent.

Pair that with the fact that the FCC is cracking down on CRM/automated texts, and youā€™ve got the perfect storm ā›ˆļø for the death of text messages, at least for automation.

Recently at least two major CRMs required the unsubscribe option at the bottom of automated texts, and if yours isnā€™t doing it, itā€™s coming, or you and your CRM could face hefty fines.

How do you get around this? šŸ¤”

I wonā€™t have analytics because weā€™re doing it the good old-fashioned way, but we are removing all automated texts from our drip campaigns and changing them to tasks for the team to send a text. This may seem like a lot of work, but itā€™s 100% worth it. ā¬‡ļø

This does three things that we didnā€™t get with automation. A) It removes the unsubscribe, which is a major hurdle. B) It allows us iPhone users to see which numbers are real because it will send it as an iMessage. C) It lets the consumer know that we are real by being an iMessage as well. šŸ‘

We will use iPhone text replacement as a shortcut šŸ“± to stay consistent with messaging that we know works. E.G. Weā€™ll still open our CRM mobile app but send the text manually and hit a combination of characters like @1, @2, @3, etc. Those will correspond directly with our new lead texts - messages 1, 2, 3, etc. If youā€™re not using this feature, itā€™s easy to do and will save you from the monotony of typing out things like your email address or company name. Just make sure your shortcut text is something you wonā€™t type regularly, or youā€™ll end up putting your email in the middle of a sentence. āŒ

Everywhere you turn, AI is being incorporated into something else.

This time Canva has attempted their version of AI and I am very excited about it. I have used many AI room decor generators to try and spice up listing photos but Canvaā€™s has taken the cake. šŸŽ‚ Of course, there is room for improvement, as this is their first attempt, but I believe you can accomplish a lot with their ā€œMagic Eraserā€ and ā€œMagic Editā€ features.

We have all been thereā€¦

You go out, take listing photos of a home and they don't even bother to clean the dirty dishes in their sink, or remove personal items throughout the home. šŸ™„

Well, with the ā€œMagic Eraserā€ tool you can easily erase those dirty dishes from the sink and no one has to know they were even there.

As I was testing out these features, I noticed the ā€œMagic Eraserā€ tool worked a bit better than trying to replace an item with an AI generated piece of decor. The larger the item the harder it was to erase or replace with AI. Honestly, I could play around with these features for hours, removing, adding and replacing items in a room. I HIGHLY recommend at least playing around in Canva. šŸ¤—

To get to the features all you have to do is upload your image, click ā€œedit photoā€ in the top left corner and click ā€œMagic Eraserā€ or ā€œMagic Editā€. For the ā€œMagic Eraserā€, highlight the item you are trying to erase. I did find erasing in sections, depending on the background, instead of highlighting all at once gave better results. For ā€œMagic Editā€, highlight the area / item you want to replace and type into the ā€œdescribe what to generateā€ box what you are wanting to add. I find the vaguer you are the better. šŸ‘

As you can see below, subtle changes can really make a space seem cleaner and less disorganized.
