OMG it’s been a year!

Last week was week 52 of Tech with Ty.

After a year of sending you weekly emails and completely revamping our social media strategy (video strategy), here are the results: ⬇️⬇️

So what did we learn? 🧠

My email list originally started with roughly 9k agents. I learned pretty quickly that regardless of how good the content was, the agents who didn’t want to spend the time reading them would mark them as spam. I narrowed that list down to roughly 4k agents pretty quickly, and if you remove the first four weeks (and one accidental send) from our stats, I had a 75.51% open rate. 🤯

Shorts/Reels dominated our stats, with some getting nearly 20k views. These were mostly memes or comedy related. Not necessarily the audience we want in all instances, and it may actually do more harm than good on YouTube. I’ve recently read that many YouTube channels are starting a separate account for Shorts because the YouTube algorithm heavily weights watch time, and when your average watch time is 30 seconds, you’re killing your channel. 🪦

350k times people saw our videos. 150k times people opened our emails. 

I’m not looking for a pat on the back; 🤚 I’m here to tell you that you can reach that many people in as little as one year with a consistent video strategy and value based emails!

[E]ducation:

Google is changing their SPAM policy…so take everything I said above and throw it out the window. -kidding…sort of. 

As I mentioned above, my results were just “ok” when I mass emailed a list of agents that may have otherwise had no idea who I was. I ran the huge risk of being put in email jail, aka SPAM. 🗑️🗑️ 

Google is really cracking down on that practice and has announced that a 0.3% spam rate will basically blacklist your email address. That means if only 3 people out of 1,000 report you, then you’re in email jail with no real clear path out. 

This puts automated emails and listing alerts in jeopardy of blacklisting your email.

What’s the solution? ⬇️⬇️ 

Andrew Bayon nailed this answer in a recent Facebook post:

1. Send emails worthy of being read.

2. Send emails to people who choose to receive them.

This means your ad copy and call to action better be really damn good to get someone to signup for your emails. If it’s simply because you require registration on your website, you’re going to reach the same fate.

Read that again…Forced Registration is dead without tremendous value.

Automated emails are dead. 🪦

[C]oaching:

Since the above two sections talk about the importance of consistency and providing value but also avoiding spamming, this section is going to “coach” you on how to do that.

We have a tendency to overthink EVERYTHING. 🫢 

The action plan is really quite simple.

Take these stats and talk about them…

Pick up your phone📱 or do the fancy green screen that all the TikTokers use and talk about the damn statistics.

Don’t just read them. Talk about what they actually mean for home buyers and home sellers.

This data is everywhere. 

Take the information in your brain and put it on video. 🧠 

It could be something that you think everyone knows…guess what? They don’t! 

Break it down to a 5th-grade level for the readers. First-time homebuyers don’t have a clue what DOM or CMA mean.

Don’t assume that the consumer knows anything…educate them!

Be a human being! Be relatable!

Publish those videos to your social media and website. 

Send those videos to your database in an email. 

Come up with a call to action (hook that you tease at the beginning of the video) that will make them want to give you their email…something like “Stick around! In this video, I’m going to tell you How to get my guide on the top ten mistakes homebuyers make absolutely FREE.” - You can easily create this guide in ChatGPT and tweak it to make it yours. đź¤“

If you’re experienced with websites and landing pages, send them there (put the link in the comments). If not, you could easily setup a Google Form to collect their name, email, and phone. Just make sure you’re delivering on your item of value!

Now stop overthinking and start delivering! đź“Ş

[H]ow To: 

When it comes to measuring your efforts on social media, comparison really is the death of joy. đź’€

Often when people compare themselves on social media the first thing they look at is followers. đź‘Žđź‘Ž Let me tell you this is the worst thing to do. Why? Followers are one of the easiest and more often things people fake.  

I can’t tell you how many times I see both realtors and so-called “influencers” with bought followers. I even attended a webinar hosted by a social media “expert” and within five minutes looking at their socials, I could tell they were fake. Do you want to know the secret so you can spot it? 🔎 The easiest way to catch them is if they have 115K followers and their posts MAYBE receive 5 likes and 50 views. Either their content is that atrocious or 85% of their followers are bots. 

Should you spend money on buying followers?

All buying followers does is take money out of your pocket đź’° and give you an ego boost. If that is what you are going for then by all means, but it won’t do much else than that. Spend that money elsewhere, building your socials to a real life audience who cares about your content. 

So how do you measure how well you are doing? Easy, track and analyze your results.

Day to day, it feels like nothing is really happening but when you look at your progress year to year, you really see the results. As Tyler mentioned above, we grew our viewership 4 TIMES the amount than the previous year. We still don’t have hundreds of thousands of followers, but we saw major growth. 🪴 

Along the way, we have gained subscribers and followers that actually like our content. ❤️ We have built a solid foundation this first year and we didn’t spend a single cent. I promise you Gary Vee did not have the following he has now after his very first year and neither will you. We always boast that anyone can do this, so you’re probably thinking if anyone can do this then why isn’t everyone a Gary Vee? 

The answer to that is simple. Similar to many New Year's Resolutions, people give up. đź¤·đźŹĽâ€Ťâ™€ď¸Ź 

They aren’t tracking, they feel defeated, so they stop after a few months. I hate to tell you this but you are not going to go viral or even gain much of a following after two months. 

Don’t give up. Don’t feel defeated. Keep pushing. Write down your followers right now. Check back in three months and I promise it will have grown.  

Social media growth —> Leads —> more money. đź’°đź’°
