Unless youāve been living under a rock, you may have heard that TikTok may go ByeBye. šš
As a victim of the Facebook dictatorship, I can assure you that you donāt own the content.
Months ago, one of my business pages got shut down without notice.
Weāve appealed and appealed to no avail. š
Years of content gone in the blink of an eye.
We werenāt even given a reason, just that it didnāt meet the guidelines. The same thing happened to one of my Google My Business Accounts.
This is one of the major flaws of putting all your eggs in one basket. šŖŗ
When you publish posts, photos, videos, and media, you no longer have control of your content. šØ They own your data and can do what they want with it. As Facebook and Instagram became saturated, many users moved to TikTok to find success.
So what happens to all of that content?
Well ByteDance, the owner of TikTok isnāt giving up just yet. One of their lesser-known platforms, Lemon8 is climbing the app store charts at an astonishing rate. Previously unranked, the lifestyle community app is now ranked #3 on Appleās App Store.
Will they start moving content from one platform to the other? š¤
This is unlikely, and it doesnāt mean the US lawmakers wonāt just shut that down as well, but ByteDance is actively promoting Lemon8 on TikTok through influencers and undisclosed ads.
So what should you do?
Download all of your content and always have a backup regardless of your social media preference, and make sure that you self-host all of your content on your own website. This is the only way to soundly sleep at night, knowing that your content is still there. Iām not saying to stop posting on these sites, but again, donāt put all your eggs in one basket, and keep an eye on Lemon8. š
[E]ducation:
When I started in real estate, I hated working with VA buyers. Before you get all Fair Housing on me, it wasnāt the buyers I hated, it was the process. It was even worse on the listing side. I always feared that a VA guideline or appraisal would kill the deal. ššš
Like many misplaced fears, it was simply a lack of understanding.
Then I met Rob Wolfe with PrimeLending. ā¬ļø
Rob assured me that a VA deal should be one of the smoothest.
So I referred my next VA buyerā¦Iām pretty sure he closed it in 21 days.
From that moment on, I was a believer and looked forward to my next VA deal.
To help alleviate the fear of your next VA deal, this video is a must-watch on dispelling the myths around a VA purchase: ā¬ļøā¬ļøā¬ļø
[C]oaching:
I have been harping on utilizing email to your database non-stop.
I know itās hard. If it was easy, everyone would do it.
I came across one of the best Iāve seenā¦EVER.
Itās so simple, yet so perfect in every way. šš
Itās an email from The Offer Sheet - A curated list of the most unique and lucrative short term rental investment opportunities hitting the market the previous day, delivered daily (except Sunday).
Their website is basically a blog with the exact same information as their email.
Whatās the catch? š¤
They want you to upgrade and only give you a sneak peek at the best deals (2 of 11).
So how can you do the same thing?
Start sending your database an email with a blog-style email of the hottest properties in the area, or homes with pools, or investment homes - pick your poison!
Now, only give them a few ādealsā and make them āupgradeā, but donāt charge them anything. Simply ask them to click a button on your website for VIP access. This can be a normal website registration with questions like, āHow soon are you considering moving?ā
Want to learn more?
Iām hosting a FREE Lunch and Learn Workshop on May 9th from 11 AM - 1 PM at the Springboro Warped Wing. š„āļø
This event is limited and will fill up fast!
At this event, youāll create your first email series, learn how to use AI to help write them for you, and actually press send. I know it sounds scary, but I promise this will increase your client reach, awareness, and ultimately your bottom lineā¦plus they have drinks ;) š»š»

If you are a more visual learner, watch the video below for a step by step walk through. Once you have the ChatGPT shortcut, just submit a prompt and it will give you the results. As a forewarning, I couldnāt figure out a way to view the chat transcript. For lengthier chats and information, we recommend using a computer web browser so you can retain the full chat log of a session.
