[T]echnology:

Meta (aka Zuckerberg) is getting ready to launch AI-powered chatbots with different personas.

This is intriguing. 🤔🤔

Basically, they will have different personalities and lingo…one will talk like a surfer and advise you on travel. Another will speak like Abraham Lincoln. Kind of a choose your own adventure of chatbots. 🤠

Meta hasn’t provided many details on how this will be rolled out.

Hopefully, it will be better than Snapchat’s, which saw a spike in one-star reviews after launching its own AI chatbots. ❌

But I can’t help thinking about the possibilities. We know they’re doing travel. What if they do real estate? Will it integrate with Facebook reviews? What content will it promote?

There is even mention of chat agents that act as assistants and coaches and even help you interact with businesses and creators.

Will I even need to Google stuff? 🤯

Facebook and Instagram know a lot about you…and I mean a lot.

They know your browsing habits, what you likeđź‘Ť, what you don’tđź‘Ž, and what types of content you’re most likely to interact with. Similar to Google, they probably know when someone is most likely to buy or sell a home based on major life events, what videos you’re watching, what you’re selling on Marketplace and browsing activity. 

When I say this is intriguing, it’s because if AI-powered chatbots are good enough, they will get to know you even better and “make your life easier” by helping guide purchase decisions through algorithmic learning.

Don’t count Meta out just yet. ❌

I’m not sure who needs to hear it, but this is great advice from Tom Toole on focusing on the one and only objective when you’re on the phone…

[C]oaching:

Like many agents, I recently saw an acquaintance on Facebook ask a real estate related question. This happens in buy/sell/trade and referral groups all of the time. Immediately, 20+ agents comment something like “I’d love to help!” - I’m sure you would…so would the other 19+. 🙄

How could someone looking to start the home buying or selling process ever pick an agent based on that type of response? Do you think they actually click through each profile or do you think they pick their agent based on who used the best emojis? 🦩🤖🤪

The issue is that agents are all yelling the same thing.

But you’ve got to provide VALUE before asking for their business, and you’ve got about 3 seconds to do it.

In the scenario I mentioned above, the person basically didn’t know where to start. So, I sent him a DM stating I’m sure you’ve had plenty of other agents reach out, but I thought this might be helpful and sent a link to our FAQ on Youtube. 

His response: “Ironically enough I haven't had a legitimate conversation with any. And half expected my DMs to blown up so kudos to you for doing so since no one else did. ” đź‘Źđź‘Ź 

This led to additional questions about upfront costs, which made me realize I need more videos in our FAQ, but now I’ve got a 5 paragraph text outlining the process and associated costs. I can put that into a guide to send to future potential clients and can record those videos for reference. 🎙️

This isn’t hard stuff.

It’s literally doing what we do every day. Just take what you do and what you say to clients and make it downloadable or watchable.📱

Your knowledge is your value! 

But if you can’t show it in 3 seconds, you’re just another comment. ❌

YouTube, especially YouTube Shorts, is an extremely lucrative platform. đź’°

Right now, YouTube is our 2nd highest viewed platform behind Instagram. With the help of YouTube Shorts, YouTube has become accessible to content creators on the go.📱 Before YouTube Shorts, we got MAYBE 40 views on our videos. After creating YouTube shorts and posting consistently daily, we have increased our subscribers by 30%, and our Shorts will reach upwards of 6,000 people per video.  

Remember, we’ve only been doing this consistently for 3 months.

One of my biggest critiques of YouTube is that it is VERY over-saturated. The platform has been around for a LONG time. Everyone wants to be YouTube famous✨, everyone is posting long videos, and your viewers only have so much time, which is why YouTube Shorts has been such a hit.

One way to help combat the over saturation is by niching down. We’ve talked about niching before, and it really is a proven way to help boost your viewership and gain a following. There are 3.7 MILLION videos posted on YouTube DAILY. Yeah, you read that right, 3.7 MILLION VIDEOS DAILY. 🤯🤯🤯 

But how many YouTube videos are posted about real estate daily? What about first time home buyer videos or military relocation? Your competition will be significantly decreased.

Another way to build a following is by working smarter, not harder.

AKA repurposing content.

When you are posting videos, you need to be posting the same video across all platforms. I’m talking TikTok, Instagram Reels, YouTube, Facebook, ALL OF THEM. ⬇️⬇️

Another important factor when gaining views is SEO. A big key is utilizing tags and descriptions when posting your videos.

When writing the description, make sure to summarize exactly what the video is about. Use keywords you think people will search for that will bring them to your video.

For example:

Let's say you are filming a video on how to prepare first time home buyers to purchase their first home…⬇️⬇️ 

Title: First-Time Home Buyer Programs 

Description: The average first-time home buyer spends 7 years saving to make a down payment. Stop doing that. You don't need 20% down to buy a home. This video outlines 14 first-time home buyer programs for buying a home with 5% down or less - including cash grants, tax credits, and mortgage rate discounts. It's a collection of first-time home buyer grants, programs, and mortgages for 2023.

I bolded some great keywords used in this video description that first time home buyers probably would search at one point or another, helping lead them to this video.
