I really didn’t want to like it. 🙄🙄

 

But damn, the Apple Vision Pro is really freaking incredible.

 

I did my in-store demo of it on Monday, and it exceeded all expectations.

 

It was ridiculously easy to get accustomed to using your eyes to determine which app you wanted or window you wanted to select. It is also even more gorgeous and realistic than I could have ever imagined.

 

The thing that really blew me away was the immersive video that was taken on an iPhone 15 Pro. They showed two videos that are nearly impossible to explain. There are no edges to the frame. The video seamlessly transitions to cloudy, dreamlike edges. The first video is of a kid blowing out candles on her birthday cake surrounded by family, and another of a child playing with bubbles with her mother. Both feel like you were there. 🤯🤯 I can imagine watching videos like this of kids and grandkids, or other loved ones no longer with us and sobbing. It is truly a hyper-realistic experience.
 

Ok, so it’s really cool, but how would I utilize it for real estate?

 

Zillow just launched the Immerse App for Vision Pro. 👓

 

Imagine inviting a client into the office to preview ten houses in less than an hour without having to schedule showings or fuss with lockboxes. When they decide they love two to three of them, you schedule the in-person showing. (I know this doesn’t work in a market with 30 showings in the first 24 hours.) The question is: Is the consumer ready for this type of experience? 200,000+ affluent buyers are.

This is where the industry is a bit behind. I’ve been using Matterport 3D Tours for years but struggle with Zillow being the go-to place for tours. What happens if they go directly to the consumer with a Vision Pro rental program that allows potential buyers to do this on their own, fed by tours we provided them? Where now does the agent fit in?

 

Regardless, it seems like an incredible opportunity to meet new buyers in a safe environment vs. a potentially vacant home and impress them with your tech know-how.

[E]ducation:

 

Regardless of whether or not you were cheering for a Superbowl Champ, hated both teams, or tuned in to catch a glimpse of T-Swizzle, the Superbowl was the most-watched program in TV history with 123M people tuning in. 🤯🤯

 

Oh yeah, and millions of those did so for just the commercials too…
 

Some of this year’s favorites included the DunKings - Dunkin, Talkin’ Like Walken - BMW, Like a Good Neighbaaa - StateFarm, and the Picklebabies - E*TRADE.

 

However, Homes.com (CoStar) made it clear they are here to play.

 

The combined two minutes and 15 seconds likely cost $35 Million.

 

Their website even claims a $1 billion marketing push.

 

Not to point out the obvious, but companies like Zillow and CoStar are A) Not going away and B) Want to disrupt the industry. 
 

How they do it may vary slightly, but is dependent on A) agent advertising and/or B) referral fees.
 

So how do you compete with these goliath companies?

 

Here’s a hint: YouTube + hyperlocal. ⬇️⬇️

 

During the Superbowl, YouTube had more than 90 million views on the commercials alone.

 

You may not have the budget or comedic genius to compete with the likes of these mega brands, but what if 10,000 people saw your ad?

 

What if you did a live giveaway before the start of the second half or right after the game? What if the local news picked up your event? 
 

All you’re competing for is attention.

So much so that I had to name this section part two because, after 56 Tech with Ty’s, I’ve definitely used it before.
 

I preach it all the time. It’s simple and effective to illustrate that all marketing works (some better than others), but no marketing produces no results. 💰

 

Now is the time that you can set yourself up for success by celebrating your sphere and past clients.
 

Whether it’s a client event like an Easter Egg hunt, a Girl Scout Cookie pop-by, or sending out lottery tickets with a note that says, “I’m lucky for clients like you,” The possibilities really are endless.
 

Set yourself up for a successful Spring 🌼 by leveraging your database.

 

It doesn’t have to be expensive. A few hundred dollars goes a long way in creating a lasting impression with your past, present, and future clients.

I am here to teach you a valuable lesson that many people have learned these past two weeks. ⬇️⬇️

 

You do not own any of the content you upload onto social media platforms. ❌❌

 

This may seem obvious and irrelevant to most, but when you put all of your marketing eggs into one platform, this can really screw you. Many people often forget that we are at the mercy of these social media companies. Really, whatever they decide goes, and you have to either stick it out or pull yourself out. 
 

The reason I mention this is because TikTok recently muted hundreds of popular songs. Content creators woke up and found that their library of well performing videos now had no music whatsoever. ❌🎶 Universal Music Group decided to remove all their artists' music from the platform (for the time being), including major artists like Taylor Swift, Olivia Rodrigo, and Lana Del Ray. 

 

If you are a TikTok user, don’t panic; you are able to add other music on top of already created MUTED videos. Simply click the button on the bottom of your screen that says “Sound removed due to copyright restrictions - Replace Sound” and upload a new sound. 
 

I’m sure TikTok will come to some sort of agreement with Universal Music Group, as their whole app is based around music. But this just goes to show you that when you are doing digital marketing, you are at the mercy of these social media companies. This could include blocking, removing, or banning any content they want. They own it, so they can do as they please. 🤷🏼‍♀️
