[T]echnology: 

I couldā€™ve sworn that I wrote about Deepseek in the past month, but apparently I imagined thatā€¦this is what happens when you try new tech just about every day.

Deepseek is a large language model that is kicking ChatGPTā€™s butt in terms of performance and cost. This sent some major stocks like NVIDIA plummeting.

So how does it compare?

Meh. šŸ¤·ā€ā™‚ļø

Donā€™t get me wrong, Iā€™m a huge fan of competition, but for what most user (even power users like myself) will use it for, itā€™s not much different.

I did install it locally so Iā€™m not sharing my data.

Hereā€™s how you can do the same:

August 17th was the day that real estate changed forever with the NAR settlement.

But I still see agents and even brokers doing things completely wrong!

Last week, I mentioned Jesse Eitzler as one of the people I follow for inspiration. What I didnā€™t mention was that his wife is a complete badass and founded a little company called Spanx.

Her post on Monday, although a recitation of something Jesse says, put pressure in perspective.

Not only does it put pressure in a positive light as a privilege, but is also an amazing reminder of repurposing content.
