I find cool stuff all of the time and write about a lot of it in Tech with Ty, but never really had a reliable outlet to reshare articles or posts that I stumbled on…I’ve decided Threads is going to be that outlet, so if you want to see more Tech with Ty like content more frequently.

As I mentioned last week, Google launched nano banana, their new AI image generator and it’s insane.🍌

Wondering how you might be able to use it?

Think Canva, but you just tell it what you want. I honestly think this tech will eventually replace Canva.

And if the case for an Android phone wasn’t getting stronger, Google just added Veo 3 (it’s video generator) into Google Photos 🤯

All I know is, Apple better be having a “One More Thing” moment on stage next week.

For real estate, this is huge. Instead of flooding your posts with #dreamhome and #newlisting, tell a story that makes people feel something. Share that funny showing mishap, drop a quick staging hack, or ask a simple question like: “Would you cook in this kitchen, or is the backsplash too much?” Suddenly, you’re not just posting, you’re engaging.

The bottom line is hashtags won’t sell your listings, but your stories, insights, and authenticity will. Make your posts unscrollable…algorithm and your audience will reward you. 🎁

I believe in transparency. 

I recently hired a company to make recruiting calls for me. It was something I otherwise did not enjoy because I'm honestly not a great cold-calling salesperson. What I am good at is helping agents grow their business, and I'm an open book. That's why this company's messaging worked very well for what I was already trying to accomplish. They set up the appointment, and my call talks about one thing and one thing only…you and your business. 💸

So if I'm not good at cold calling, and it's not something I enjoy, what is the purpose? 

I believe in helping others grow their business, and even emails like Tech with Ty help increase agent productivity and raise the bar in real estate.  

So if you get a call, my intention is not to recruit you over the phone, but to develop a relationship with you and hopefully give you an outside perspective on your business that you otherwise didn't think of. And if, for some reason, 6 months or 5 years from now, you're unhappy at your current brokerage, I'll be the first call you make. 📱

I tell you this because I practice what I preach, and I believe in providing value. Agents should be doing the exact same thing for their clients without asking for anything in return. 

At the end of the day this business is not about scripts or polished lines or even perfect cold calls. 

It is about trust. 🤝

When you show up consistently, give value without expecting anything back, and keep the focus on their goals instead of your own, the business will follow. That is what I am modeling for you, and it is what I want you to model for your clients.

When people know you are genuinely invested in their success, you will not have to chase opportunities. Opportunities will chase you.

I know it’s only September, but I’ve already started ordering Christmas cards for some of our agents. Consider this your friendly reminder to start planning (or even ordering) now so you’re not scrambling later.

This time of year is the perfect opportunity to show your clients a little extra appreciation while also reminding them of who you are and what you do. The first step is to decide on a budget and set realistic expectations for yourself.

To make it easier, I’ve put together three tiers of holiday client appreciation ideas—so no matter your budget, you’ll have a way to spread a little holiday cheer this season. 🎁 

🎃 Halloween

Budget-Friendly

  • Drop off pumpkin carving kits (mini pumpkin + carving tools from Dollar Tree) bonus points also buy paint so people can paint their mini pumpkins. 

  • Hand out small bags of Halloween candy with your business card attached

  • Host a simple “Guess How Many Candy Corns” contest on social media with a $10 gift card prize

Mid-Range

  • Personalized pumpkins with client’s last name (vinyl decals or stencils)

  • Sponsor a pumpkin patch outing (provide free small pumpkin tickets for families) 

High-End

  • Deliver gourmet caramel apples or Halloween cookie boxes

  • Host a private client appreciation Halloween party (costume contest, food, music)

  • Partner with a local haunted house or fall festival for free entry tickets for your clients 

🦃 Thanksgiving

Budget-Friendly

  • Drop off small pumpkin pies or loaf cakes from a local bakery. Pro tip, use Costco!

  • Handwritten “Grateful for You” cards

Mid-Range

  • Deliver Thanksgiving meal side dish kits (rolls + butter, or pie + whipped cream)

  • Charcuterie Mini-Board (small board + cheese/cracker pack) pop by. Tag: “Grateful, thankful, and always here to serve you!”

  • Host a “Pie Pickup” event for clients to swing by and grab a pie. Again, utilize Costco! 

  • Send personalized gratitude gifts (coffee mugs, candles, etc. with a thank-you note)

High-End

  • Deliver full Thanksgiving dinners (partner with a local caterer)

  • Host a catered Friendsgiving-style client event

  • Provide high-quality cutting boards or charcuterie boards engraved with client names

🎄 Christmas

Budget-Friendly

  • Christmas cards with a personal note (ORDER NOW)

  • Branded holiday ornaments

  • Cookie mix in a jar with a festive ribbon and your tag

  • Home made, vanilla extract with a tag saying, “A little something to make your holidays extra sweet — I’m so thankful for you!”

  • Host a “Photos with Santa” client event

  • Post a giveaway offering tickets to a local Christmas event or light show

  • Host a wrapping party. Supply all of the wrapping paper and either hire someone to wrap the gifts for your clients or do it yourself with friends
