[T]echnology:

Just after I released last week’s Tech with Ty, which included a video on the mistakes that agents make with ChatGPT, one of OpenAI’s co-founders dropped a new prompt formula designed to work seamlessly with the latest model of ChatGPT.

So, I’ve updated my prompt to match this new structure—making it even more effective.

Stop settling for generic, boring listing descriptions caused by weak prompts.

[E]ducation:

I had the chance to attend the RE/MAX R4 Conference in Las Vegas this week, and as always, it did not disappoint. šŸ‘

I’ll be honest, I had never heard of Zach Kass until his keynote. Zack is a futurist and former Head of GTM for OpenAI, with 14 years in the field of emerging technology.

This isn’t his full keynote (or even from the same event), but Zach has a vision for AI like no one I have seen:

[C]oaching

One session I used to love was 501—a packed, high-energy discussion filled with top-tier insights from brokers around the country. 🧠 And while it’s still delivering great content, I found myself taking away less than I used to. But not because the session has changed—I have.

I’ve surrounded myself with the absolute best in the business. I’m part of a mastermind group of around 10 top brokers in the country, and we communicate almost daily. When I say best of the best, I mean it.

That’s when it clicked—what used to be my favorite session has now become my everyday reality. Instead of sitting in a structured setting with a moderator, I’d rather be sitting at the bar, having real, unfiltered conversations with these industry leaders. šŸ¹ Those organic moments are where the real magic happens.

So, surround yourself with greatness. It will open more doors and create more opportunities than you can imagine.

This might seem like common sense to us in the real estate industry, but buyers are questioning the value of using a Buyer’s Agent—especially when they could go directly to the listing agent.

You need to emphasize the obvious: As a buyer’s agent, you have the BUYER’S best interest in mind. But how do you market that effectively?

Marketing Yourself as a Buyer’s Agent

Your goal is to show potential buyers the value you bring to the transaction—proving why they should work with you instead of going straight to the listing agent. Here’s how:

1. Educate Buyers 🧠

Many buyers assume they’ll get a ā€œbetter dealā€ by going directly to the listing agent, but they don’t realize that the listing agent works for the seller, not them.

  • The listing agent’s job is to secure the best price and terms for the seller.

  • As a buyer’s agent, your role is to negotiate for the buyer, ensuring they get the best deal.

šŸ“Œ Marketing Tip: Create social media posts, blog content, or videos explaining why buyers need their own representation.

2. Show How You Save Buyers Money & Time šŸ’°

Brand yourself as the expert negotiator who helps buyers:āœ… Share Success Storiesāœ… Post win you win a bidding warāœ… Explain navigating tricky negotiations

3. Highlight the Risks of Buying Without a Buyer’s Agent 🚨

Many buyers don’t realize the risks of purchasing a home without their own representation. Explain these risks, such as:

  • Create a ā€œDid You Know?ā€ series on social media.

  • Share real-world experiences and lessons from past clients.

4. Build Trust & Visibility Online šŸ¤

Establish yourself as a trusted expert by:āœ… Sharing buyer testimonials and success storiesāœ… Creating a first-time homebuyer guide as a free downloadāœ… Posting market updates in simple, easy-to-understand termsāœ… Running targeted ads focusing on the benefits of buyer representation.

The recent industry shifts mean that buyers may have to pay out of pocket for your services—and that means they’ll question your value more than ever. Whether you think it’s obvious or not, you must demonstrate why they need you.
