š¤[T]echnology: Know Your Metrics/Audience
š [E]ducation: Execute
š [C]oaching: Silent Mode
š¹ [H]ow To: Prepare For Slow Season
[T]echnology:
I know I talk a lot about AI and other cutting edge technologies, but sometimes itās the simple things that matter.
Take this image for instance: ā¬ļøā¬ļøā¬ļø

Photos I posted to Facebook got 2,179% more views on average! Now, this number is going to be slightly skewed because I posted this photo to Facebook (made with ChatGPT) and it went semi-viral because it was funny and relevant to current news: š»š»š»

So while knowing your metrics is essential, knowing your audience is actually a bigger contributing factor to how certain posts will impact your metrics. š
If youāre not sure what to post, start by listening. What are your clients asking? What objections come up again and again? What local news or market updates are people actually paying attention to? Thatās your content strategy. Itās already happening all around youāyou just need to bring those real-world conversations online.
Donāt just post to check a box. Make it count. Use your understanding of the local market, your timing, and your voice to create content that actually helps someone. AI can absolutely support you in that process, but itās your experience and insight that make it resonate. š¤
The agents who show up with intention are the ones people remember. Every piece of content is a chance to prove that youāre the trusted local expertāso make it relevant, make it useful, and most importantly, make it yours.

[E]ducation:
Instead of just handing you the section aboveā¦I wanted to hand you a deep dive to help you executeā¦ā¬ļøā¬ļøā¬ļø
Hereās the hard truthāscrolling Instagram and hoping inspiration strikes is not a content strategy.
If you want to consistently create posts, emails, or videos that hit, you need to reverse the process. Donāt start with what you want to say. Start with what your audience is already searching for, reading, watching, or asking.
Thatās where a content bank becomes your best friend. Open a simple Google Doc or Notes app and start saving things as they come up. Think of the questions clients ask in person or over text, the headlines or articles that made you click, the comments you see in Facebook groups, the DMs youāre answering more than once, or local market stats and trends you wish more people understood. Those are the raw materials. Thatās your next postābefore you even open Canva. š„ļø
Now letās fill that bank with actual fuel. These tools will give you an unfair advantage.
BuzzSumo lets you search any topicālike āhome prices,ā āVA loans,ā or āfirst-time buyer tipsāāand shows you the most shared articles on the internet. This tells you what already works. Add your take and go.
AnswerThePublic.com reveals what people are actually typing into Google. Try āmoving to Daytonā or ābest time to sell a house.ā Instant content gold.
YouTube comments are another secret weapon. Look up a housing update video and scroll past the content to the comments. Thatās where the real questions live.
Local Reddit threads and Facebook groups will show you what your community is really thinking about. If theyāre talking about property taxes, school zoning, or a new Costcoāguess what? Thatās your content.
Google Trends lets you compare what topics are on the rise. Search terms like āmortgage ratesā or āhome equityā show what people are starting to care aboutāso you can get ahead of it.
Once you know whatās relevant, donāt stop at one post. Take that one idea and stretch it into a short-form video, a carousel, a āhot takeā post, and a story. Say it in different ways. Reach different people. Stay in the conversation.
You donāt need to be a content machine. You just need a system that keeps you tuned in. Because the most effective agents online arenāt the loudestātheyāre the most relevant.

[C]oaching:
Speaking of content banks, Iāve talked about MyMind before, but this study is one that I saved specifically for this section this week.
At first, I thought it was going to say I am a psycho š
Turns out, itās more about boundaries, overstimulation, and focus, which, frankly, is something every agent needs more of. Weāre constantly pulled in a thousand directions. Every ping, every notification, every buzz feels urgent⦠but itās rarely important.
The agents who create consistent content, who follow up with leads, who build systems and actually stick to themātheyāre not magically more productive. Theyāve just found ways to protect their focus. š§ If keeping your phone on silent helps you block out the noise and stay in the zone, thatās not a flawāthatās a feature.
So hereās your challenge this week: create space for deep work. Whether itās drafting your fall marketing plan, filming three videos at once, or finally setting up that CRM automationāyou need quiet to do meaningful work. Protect your focus like itās your most valuable listing, because honestly? It is.
Iāve had my phone on āsilent modeā for nearly five years and wouldnāt have it any other way! š
Just for clarificationā¦YES, I still answer my phone! However, when I put it in āsilent modeā, it means it doesnāt vibrate while itās on my desk or in my pocket. Itās too hard to resist the urge to see what that last buzz was all about!

I know summer is a busy time for most, but I highly recommend carving out time now to prepare for the upcoming slower seasons.
Slower seasons donāt have to mean slower businessāit just means smarter strategy. Hereās how to get ahead: ā¬ļøā¬ļøā¬ļø
1. Nurture Your Database
Donāt go quiet just because youāre busy. Keep reminding people of what you do. Set up automated email check-ins, consistently post on social media, and share market updates. Nurturing now means future deals when things slow down.
2. Schedule Fall Content in Advance
Start planning your fall and holiday content now. What do you want to budget for this holiday season? Thinking about sending out football schedules? You might want to order those NOW.
3. Plan Events or Giveaways
Fall is a great time to host client events. The weather is still nice, and thereās plenty to do. Consider setting up an event at a local farm with caramel apples and corn mazes. Plan a giveaway for free tickets to a local haunted house, or host a cozy fall wine-tasting night. Reach out to venues now to see what something like that might cost.
4. Audit Your Branding & Marketing
Make sure your headshots, bios, social media, and website are current and cohesive. The slower months are perfect for a refresh. Schedule that update for your 15-year-old headshot now while the weather is still good.
5. Run Targeted Ads While Others Pause
Many agents pull back in the summer because theyāre so busyāmaking it cheaper and easier for you to stand out online with less competition. Run your ads now, while others are too distracted.
Thereās a reason many agents pause their marketing in the summerāitās a busy season, and they want to enjoy it themselves. But doing small things throughout the week can lead to a more profitable fall and winter.
