I find cool stuff all of the time and write about a lot of it in Tech with Ty, but never really had a reliable outlet to reshare articles or posts that I stumbled on…I’ve decided Threads is going to be that outlet, so if you want to see more Tech with Ty like content more frequently.
[T]echnology:
I was recently on my way to a showing and know my clients are the type that ask very detailed questions. I called and spoke with the agent on the way, who was very helpful, but I started thinking…how much does AI know about this property? So I asked… ⬇️⬇️
Even if you don’t have Grok built into your car, you can do this same thing with ChatGPT! 🤯

When I move, you move.
That’s basically how the mortgage market reacted to this week’s jobs report. The U.S. economy added only 22,000 jobs in August, way under the 75,000 expected. Unemployment ticked up to 4.3%, and the bond market didn’t waste a second. Mortgage rates shifted almost instantly, with some lenders quoting as low as 6.29%.
Naturally, everyone’s buzzing about a September Fed rate cut. Economists are calling it almost inevitable. But here’s the key you can’t miss. 🔑
Rates already reflect that expectation.
The market moves on what it believes will happen, not on the day of the press conference. So when the Fed makes its announcement, don’t expect a dramatic drop right after...most of that juice is already squeezed.
Buyers are already flocking to lower rates like the salmon from Capistrano.
So what does this mean for you right now? ⬇️⬇️
It means buyers suddenly have more purchasing power, and affordability just got a little better. It means you should be calling those clients who put their search on hold earlier this year and explaining in real dollars what this shift means for their monthly payment.
Opportunity is here...the only question is whether you’re ready to move with it.

A few weeks ago, we brought Todd Stock to Ohio, and he gave an elite game plan to help agents navigate from Chaos to Closings. ⬇️⬇️
This is the best ~hour you’ll spend with your time this week, so do it!

People love free stuff—and with the holidays right around the corner, this is the perfect time to offer something special to your sphere. You’ve probably seen it before: many businesses give away a free guide, checklist, or resource in exchange for an email address. It may seem simple, but it’s actually a strategy. ⬇️⬇️
The goal isn’t just to give something away—it’s to build an email list. 📧 And the benefits go beyond that: offering free resources builds your credibility, provides real value, and helps create potential future clients.
With the holidays approaching—especially Black Friday and Cyber Monday—now is a great time to put together some free items to share during these high-traffic, high-engagement days.
Here are a few ideas of what you could give away…
Seasonal Home Maintenance Checklist (Fall, Winter, Spring, Summer versions)
Holiday Home Safety Guide (decorating, fire safety, travel prep)
First-Time Homebuyer Guide (step-by-step from preapproval to closing)
Seller’s Prep Checklist (decluttering, staging, quick fixes before listing)
Curb Appeal Ideas on a Budget
Black Friday Budgeting Tips for Homeowners
How to Build Equity Faster mini-guide
Understanding Closing Costs breakdown
Homebuyer Savings Tracker printable worksheet
5 Smart Renovations That Actually Increase Value
Holiday Events & Light Displays Map (local/community-based)
Moving With Pets Checklist 🐶🐾
Neighborhood Spotlight Guides (restaurants, coffee shops, schools, dog parks)
Local Winter Fun Guide (sledding hills, skating rinks, festivals)
DIY Holiday Décor on a Budget
Ultimate Moving Day Checklist
Packing Tips to Save Time & Stress
What to Do in the First 30 Days After Moving
Decluttering Before the Holidays guide
Pro tip: If you’re short on time (or just feeling a little lazy 😅), many of these guides are already available as templates on Etsy. You can purchase one, drop it into Canva, and simply fill in your own details.
Or—you can have ChatGPT create the copy for you, then tweak it as needed and design the layout yourself.
There’s a reason people give away free resources and guides: they’re cost-efficient, quick to put together if done smartly, and provide incredible value to your sphere.
I’ve done it myself on numerous occasions ;) AND, you can keep these resources, print them off, and include them in consultations.
