I just watched the breakdown of ChatGPT-5, and it’s basically what you’d get if you hired the smartest real estate assistant in the world and paid them in coffee and compliments. ☕

GPT-5 has a massive memory. Imagine handing your assistant every CMA, inspection report, and HOA document for a deal, and they actually read and remember it all. No “send me that again” moments.It’s also sharper at reasoning. In real estate terms, that means it won’t just spit out “Here’s the average home price.” It will connect the dots, factor in neighborhood trends, and explain why one house sold in a bidding war while the one next door sat for 60 days. 

The best part? It now works more like a true team player. Instead of you micromanaging every prompt, GPT-5 can break your request into steps, run with it, and come back polished. Imagine saying, “Pull a Beavercreek market update, make it upbeat, and explain why it’s a great time to list,” then heading to your next appointment while it works. 

Ask it the same question twice and you might get different but equally good ideas. That’s like having a brainstorming partner who never runs out of ways to pitch a listing or follow up with your sphere. 🗣️

It’s certainly not perfect AI (or assistant) is but the way GPT-5 handles complexity, connects details, and keeps a consistent voice means we’re closer to a true digital co-agent.

At the RE/MAX Broker/Owner Conference, I had the privilege of hearing coach Wayne Frederick speak. One line really stuck with me:

“Every human being is a large language model.”

Now, before you go down the rabbit hole that we’re living in the Matrix 😂, here’s what he actually meant. Just like AI models are trained on massive amounts of data and give outputs based on prompts, we humans are “trained” by our life experiences, relationships, and habits. Every conversation we’ve had, book we’ve read, or challenge we’ve faced has shaped the “model” we walk around with every day.

And you can see it in something as simple as this:
Someone asks, “How are you doing?”

One person’s “model” might automatically answer, “Busy!”
Another might default to, “Good, thanks.”
Someone else might say, “Living the dream… sort of.”

None of these responses are random. They’re your trained outputs — the patterns you’ve repeated so often, they’ve become your default code.

If you want to change how people perceive you and how you influence them, you have to retrain your model. Instead of giving autopilot answers, use that moment to share a small win, convey energy, or plant a seed about what you do. 🌱

Here are a few simple, natural swaps (these may not feel natural, so develop your own!):

  • “Pretty good — just got back from helping a client find their dream home.”

  • “Doing well — been meeting some great families who are moving to the area.”

  • “Can’t complain — it’s been a busy week of showings.”

  • “Great — just wrapped up a closing that went smoother than expected.”

  • “Feeling good — working on a fun new listing in the neighborhood.”

You never know who's listening - a neighbor, a stranger, a potential referral source. Every micro-interaction is training their "model" of you.

This week, pay attention to your default responses. When someone asks how you're doing, skip autopilot and answer in a way that coveys positivity, hints at your value, and opens the door for a deeper conversation.

Remember: AI models improve with better training data. So do you. Train yours intentionally.

Just when you think you’ve finally figured out how to get the most out of ChatGPT… they drop ChatGPT-5. And here comes another stress headache while I try to figure out how to use all this new, overwhelming information to its fullest potential. 🫩

Here’s the thing with AI—you have to ease into it. You don’t need to solve all your world’s problems with AI in one day. If you try, you’ll burn out and quit. Instead, start simple and build from there. 

Here are some easy starting points: ⬇️⬇️⬇️ 

  • Listing Descriptions – You’re probably already doing this, but now they’re even better. GPT-5 can create polished, creative copy across formats—long-form brochures, email drip campaigns, or social posts—with a consistent tone and style.

     

  • Market Analysis – Analyze large datasets or lengthy documents (like zoning laws or property reports) and get accurate summaries, thanks to the expanded context memory. This saves you loads of time.

     

  • Visual & Multimedia Content – Upload property photos, floor plans, or even short walkthrough videos. GPT-5 can analyze and summarize them to create engaging narratives or infographics.

     

  • Automated Client Follow-Ups – Use “thinking mode” for multi-step workflows like lead qualification, follow-up sequences, or personalized messaging—reducing errors and increasing relevance.

     

  • Website & App Generation – (Something Tyler has been having way too much fun with 😉) Use “vibe coding” to quickly create sample websites, landing pages, or agent dashboards based on simple prompts.

     

  • Personalized Client Interaction – Try different personalities—like “Listener” for empathetic responses to buyers’ concerns or “Robot” for data-driven feedback. This adds a unique, stylized touch to your communications.

     

  • Scheduling & Communications – With Gmail and Google Calendar integrations, GPT-5 can draft and send emails, schedule meetings, and even manage your calendar.

Still feeling overwhelmed? Yeah…I get it. Start by thinking about the most annoying, repetitive tasks you do as an agent (obviously nothing physical—if you hate showing houses, AI can’t help you there… and let’s hope it never can). 😬

Instead, focus on the mundane, time-consuming stuff—things a transaction coordinator might handle. Ask ChatGPT how it could take over those tasks for you. That will free up time for the projects you’ve been putting off. 

Maybe that’s social media. Ask ChatGPT for help—whether it’s generating post ideas, writing captions, or turning your thoughts into polished content. Even while you’re working through the day, start making it a habit to ask ChatGPT if it can do whatever it is you are currently working on. You might be surprised.
