The video above is a lot—so here’s the agent-friendly version...

Most agents use AI like a digital assistant:
💬 “Write this.”
🛠️ “Fix that.”
📲 “Post this.”

But what if you used it to think through your next move by simulating it 🔟 different ways—and getting the best answer?

That’s the next level.

Let’s say you’re heading into a listing appointment and the seller is emotionally attached to their Zestimate 💰. Most agents would open up ChatGPT and ask for objection handlers. But you can take it a step further:

“Pretend I’m about to meet with a seller who believes their Zestimate is $40K too high. Simulate ten different ways to address it. Pick the one that’s most likely to keep trust and get the listing priced correctly.”

Instead of a list of ideas, you get a single, refined response based on AI thinking through the angles for you. That’s not content generation—that’s strategy compression.

And you can do this for way more than pricing objections:

Ask it to simulate 10 different buyer follow-ups and return the one most likely to lead to a showing this week.

🛠️ Use it to explore 10 ways to counter an inspection request and choose the one that protects your client and keeps the deal alive.

Have it test 10 ways to explain a price reduction and return the script most likely to keep the seller motivated.

The point isn’t to get more options.

The point is to let AI stress-test your thinking—before it happens in the real world.

This is where agents move from busy to bulletproof.

[E]ducation:

In the coaching section above, I talked about using AI to simulate decisions instead of guessing.

So…I did exactly that. Not just for how agents should spend their time, but even for this section you’re reading right now. 👀

I simulated multiple writing styles, cadences, and content layouts to find the version with the highest engagement:

Easy to skim
Clear to understand
Strong enough to change how you work

Now, back to the part that affects your 💸 income.

I ran 🔟 different time-blocking simulations for agents working just 4 focused hours a day.

Each tested a different combo of:

📞 Lead gen
📋 Admin
📣 Marketing
🤝 Negotiation
📲 Follow-up

The top-performing task by a mile?

Direct lead follow-up—specifically voice-to-voice contact.
Every simulation that prioritized it had the highest conversion and contract volume.

Next was personal outreach to your sphere or past clients.
Even 2–3 check-ins per day led to listing conversations by week three. 🏡

Buyer-seller matchmaking ranked high too.
Not just MLS alerts—but reviewing your pipeline and manually connecting the dots.

That proactive hustle? It closed buyers faster and reactivated stalled leads.

When used strategically, short-form video became an accelerator.
Agents who posted 2–3x per week generated fresh inbound activity without chasing. 📲✨

And no surprise here—offer management and negotiation deserve protected space on your calendar.

The most expensive part of your day is when you’re underprepared in a deal.

🚫 The lowest ROI?
🗂️ Admin
📅 Social media planning
📚 “Learning” without implementation
(Not bad… just not bankable.)

If you only have 4 real hours a day to build your business—use them like this.

I ran the simulations so you don’t have to.

[C]oaching:

You need to follow up.

You need to show up consistently.

You need to say the same thing—again and again—until people finally hear it.

If you’re thinking,
“Didn’t Ty already say this?”
Yeah. I did.

Probably last week. Definitely last month.

And I’m going to keep saying it until it becomes second nature.

This business doesn’t reward the most creative—
It rewards the most 🔁 consistent.

The agents winning right now are the ones repeating the:
✔️ Right actions
✔️ Right conversations
✔️ Right messages
—until they stick.

And here’s the part most agents forget:
👥 Your clients and leads need repetition, too.

🚫 They won’t call after one video.
🚫 They won’t list because of one mailer.
🚫 They won’t remember your name unless they’ve seen it, heard it, or felt it—at least 7 times.

So if you feel like you’re repeating yourself, good.
That means you’re finally being remembered.

Repetition isn’t the enemy.
📈 It’s the strategy.

So yeah, I’ve said this before.
And I’ll say it again next week, too. 💬💪

[H]ow To: With Abby

Like Tyler said above, consistency is key. How do you hold yourself accountable and more importantly, how do you make it easy?

We all know this is a relationship business. But those relationships need to be nurtured year-round—not just when someone’s ready to buy or sell. That’s where consistent marketing and communication come in.

Here is how to do it:

📆 Create a Monthly Marketing Calendar
Map out your social posts, email campaigns, client touches, and events. When it’s planned, it gets done. There are so many easy ways to do this.

You can hire a marketing manager. (most expensive but easiest)

You can buy marketing templates on Etsy. (cost effective but have to DIY)

You can create from scratch and automate posting. (relatively free but time consuming even with AI). I suggest Facebook Creator Studio for free post scheduling and Canva for content creation.

✉️ Send Regular Value-Driven Emails
Think local tips, market updates, or seasonal home advice. Your clients want to hear from you, not just Zillow.

You can hire a marketing manager. (most expensive but easiest)

You can use our weekly AI emails. (cost effective at $10 a month but have to send yourself)

You can use AI to write the emails for you. (entirely free, but must constantly be creative)

📱 Show Up on Social (Even When You're Busy)
Post about real estate and your life. People connect with authenticity, not just closings and listings. Scheduling posts out is great but posting the more candid moments goes a long way.

🎉 Stay in Touch Beyond Transactions
Check in with past clients on anniversaries, birthdays, or just because. A simple message goes a long way.

Tyler and I use Hit Em Up

🔁 Automate Where You Can
Use scheduling tools or hire help if needed. Consistency doesn’t mean doing everything yourself.

AI is your friend. Use it to benefit you and your business. But don’t lose that personal touch.
