Just Listed, Just Sold, Client Experience/Review Post, etc.

So how do you stand out in a room where everyone is the yelling the same thing? You can either yell louder and more often, or say something different.

My homie Robert Little did just that in a single post:

He not only illustrated that he has sold a home basically everywhere in Las Vegas, but also highlighted some accolades that give the sales legitimacy and then somehow crams in that he’s closed over 146 referrals! đŸ€Ż 

This is like a resume, flyer, social post, review - all in one and is again somehow is but this is where it’s different

The ad is intended for other agents! Could it double as a consumer facing ad? I’ll be honest, when I started writing this section, I thought it was because it’s good enough to be either, but referrals are obviously his bread and butter. - Kudos to you Robert!

So my question to those reading is
Who Are You?

When you’re panicking about your marketing, it can be easy to just throw money at the wall and see what sticks. But I can tell you—that’s a quick way to burn through your resources and feel like giving up. If you want your marketing to work, you have to be consistent and think strategically.

First, know your audience.

If you don’t understand who you’re marketing to, your efforts will never resonate. First-time homebuyers appreciate honesty and education, while luxury sellers care more about high-end photography and quality print materials. Ask yourself: Who are you trying to attract?

Look at what’s already working and expand on it.

Where did your last ten deals come from? Referrals? Open houses? Social media? Double down on what’s working. If referrals are it, host client events and work your sphere.

Prioritize digital, but don’t lose your personal touch.

I recently edited a podcast for two of our agents who interviewed a local graphic designer. When asked about his favorite medium to work with, he said print. Why? He felt it offered a more personal and meaningful touch.

Print is, of course, one of the more expensive options—but that personal element can be powerful. One of our agents does monthly pop-bys: she puts together a small basket, adds a themed card, and drops them off at clients' homes. It's low-cost, memorable, and highly effective.

Keep track of your ROI.

Many people forget to track what actually pays off. It’s not always easy, but always ask your clients how they found you—either before or after the deal closes. Keep a spreadsheet or notes of what’s working, and focus your energy there.

Leverage free tools:

  • Canva (free version) – for graphics

  • CapCut – for video editing

  • ChatGPT – for captions and content ideas

  • Linktree – for organizing social media bios 

You don’t have to spend more to grow your business—you just have to spend smarter. Be intentional, track your results, and always prioritize value over volume. When your marketing strategy is clear, your money goes further—and so does your brand.
