[T]echnology:

This week I tried out the Captions app. ⬇️

Similar to HeyGen, the Captions app is meant for you to create video utilizing AI.

I tried the AI twin, and it was so bad, I won’t even scar you for life by posting it here.

The app is great, and I believe this is the type of tool that will bring AI to the masses, but it really needs to level up the processing before it will be widely used.

Meanwhile, ByteDance, the owner of TikTok just released Omnihuman-1 and the results are stunning. 🤯

AI twins are not quite there yet, but soon…

[E]ducation:

In other tech news…ok, this one is educational, too.

ChatGPT dropped “Operator” for Pro users this week.

Here’s how you can use it for real estate: ⬇️⬇️

Is it perfect?

No.

Could it save you an hour a day?

Probably! 👍🏻

I’ll keep you posted on more use cases…the endless possibilities.

Luka Dončić’s trade to the Lakers wasn’t just a headline—it was a blunt reminder that even superstars can slack off and pay the price.

The Mavericks finally decided they’d had enough of his off-court complacency and less-than-stellar conditioning. (I still think this was a stupid move on the Mavs part)

When you’re in the spotlight, no one wants to be seen as not pulling your weight, whether on the court or in business.

This lesson isn’t reserved for basketball. 🏀

In real estate, your reputation is built on consistently managing your database, keeping up with market trends, and never letting an opportunity fall behind. If you’re not proactive—even when you’re busy—you risk losing out on significant opportunities.

Even top agents can drop the ball if they get too comfortable. 🤷‍♂️

So, don’t be Luka.

Whether you’re making plays in the NBA or closing deals in real estate, stay sharp, update your strategy regularly, and keep your work ethic on point.

A little laziness can cost you more than just a spot on the trade block—it could mean missed deals and lost success.

Okay, you’ve been posting on social media, but you have no idea if it’s actually doing anything. How do you find and read your social media analytics?

For the sake of keeping things budget-friendly, I’ll only be covering free ways to access your analytics. ⬇️⬇️

  • Facebook: Log into your Facebook page and navigate to the "Insights" section within Meta Business Suite. This provides basic analytics about your page’s performance, including reach, engagement, likes, and audience demographics—all at no additional cost.

  • Instagram: To access analytics on Instagram, you must have a business or creator account. If you're using a personal account, switch over to gain access. Once you’ve switched, go to your profile and click on the Professional Dashboard—this is where you can find all your free analytics.

  • TikTok: On TikTok, navigate to your home page and click “TikTok Studio” below your profile. This is where you’ll see all your free account analytics.

  • LinkedIn: This one’s easy! Simply navigate to your profile and click “Show Analytics” right below your profile information.

Now that you know how to view them, how do you interpret this information? ⬇️⬇️

We’re only talking about organic growth today. If you're interested in paid ads, I can do a deep dive next week!

Let’s pretend you’re starting completely fresh, with no prior data to work from.

Right now, your main goal is to get eyes on your content, so start by focusing on reach and impressions: 👀

  • Impressions – The number of times a post might have been seen

  • Reach – The number of people who might have seen your post

In the beginning, these are key metrics to track, but don’t rely on them forever. The next step is engagement—are people interacting with your content? Is your content resonating with your audience? 💭

If you're getting reach and impressions but not seeing engagement growth, you’re missing the mark. 🎯

Once you start getting engagement, you should see an increase in link clicks. At the end of the day, that’s what you really want—people clicking on your website and looking for ways to reach out to you. That’s what truly brings in leads. 🤑

Don’t get me wrong, gaining followers is great because it shows that people enjoy your content. BUT, as we saw with TikTok this past month, followers can be taken away. Instead of obsessing over follower count, focus on driving traffic to your website, converting visitors into leads, and growing your email list

Social media platforms can change or disappear, but an email list is a much more stable asset. So don’t get caught up in follower growth or comparing yourself to others—most of the time, their followers are bought anyway.
