Last week, I talked about Atlas from ChatGPT being a complete failure because it would not connect to the server's... Fast forward a week, and it may be my new favorite browser.
Don't get me wrong, I do love Comet. But because ChatGPT already knows so much about me, it seems to integrate better with my workflow.
I still had some hiccups, but actually outperformed Comet on inputting a new listing into the MLS from a PDF. ⬇️⬇️⬇️

Certainly not perfect, but as another test, I gave it my outline for an AI course I’m working on, and it started building the entire course for me. Don’t get me wrong, this is still a lot of content I’ve created, but it took the hassle out of copying and pasting.
Needless to say, this may become my primary browser, but this concerns me.

As the very first, numero uno, user of Follow Up Boss, it has a special place in my heart.
Until Zillow bastardized it by toying with the Terms of Service to beat you at your own game. ⬇️⬇️
I recently saw a post in the FUB user group on Facebook where an agent questioned the new terms of service, and an admin chimed in. The admin’s tone reassures users, but omits that the privacy policy still permits cross-product data use under Zillow’s AI systems., I uploaded the new terms of service into ChatGPT to ask.
So I decided to upload the Facebook post and new Terms of Service into the handy dandy ChatGPT to ask for clarification, and this is what it came back with:
Zillow has updated the Follow Up Boss (FUB) privacy policy, effective November 15, 2025, and it’s worth understanding how it could impact your database.
Here’s the short version: ⬇️⬇️
- Zillow now divides contacts into two groups: 
 Agent-Only Customers (people who’ve never used Zillow) and Mutual Customers (anyone who’s ever created a Zillow account, saved a home, or filled out a Zillow form).
- For Agent-Only leads, your data stays private inside FUB. 
- For Mutual Customers, Zillow’s new policy allows them to analyze your texts, calls, and notes with AI and use that data across Zillow’s ecosystem for marketing or “other services.” 
What that means in practice: ⬇️⬇️
If you log in FUB that a lead is “ready to buy,” or your call or text shows clear intent to transact, Zillow’s AI can detect that. They could then retarget that same person on Zillow.com, the app, or email—essentially re-engaging them inside Zillow’s system.
Once the lead re-engages through Zillow, they could be routed into Zillow Flex, where the assigned agent pays around a 40% referral fee at closing. So in some cases, your own nurtured lead could end up back in your inbox—but now as a paid Flex lead with nearly half your commission owed to Zillow.
Zillow says they’re not “sharing” contacts with other agents, and that’s true technically—but the new language doesn’t prevent them from learning from your data to enhance their own products or trigger marketing toward those same clients.
Bottom line:
Your FUB data isn’t being given away, but Zillow can see and learn from your interactions with any lead who’s ever used Zillow—and then monetize that insight through programs like Zillow Flex. 🙄🙄

[C]oaching: You Can’t Scale Chaos
In my broker mastermind, one of my fellow brokers, who will remain anonymous for the sake of this post, brought up an excellent point.
What do you do all week?
They said, “At every meeting over the past 3 months, I ask them to raise their hands if they actually worked on their business for at least 20 hours the previous week. Showings, open houses, and present contracts don’t count.”
And guess how many hands went up?...(it’s rhetorical)
That hit me. 🤦
We all say we want growth, but wanting isn’t working. Most agents are busy, but not productive. They are reacting instead of building.
Working in your business keeps the lights on. 💡
Working on your business sharpens the axe before you swing. 🪓 
Here is the difference:
 • Working in your business means answering texts, showing homes, and putting out fires.
 • Working on your business means prospecting, creating content, updating your CRM, building systems, and improving your follow-up process.
You can’t scale chaos.
So ask yourself, how many hours did you actually build last week? If the answer makes you squirm, good. That is your cue to schedule time for the things that create momentum, not just motion.
If you do not make time to grow, your business will stay right where you left it last week, waiting for you to finally show up and do the work.

[H]ow To: Start Doing Video
I just recently sat down to film a video for our offices, and I quickly realized that I suckeddddd. 😂
I haven’t done it in so long—mostly due to laziness—and I was so rusty. I kept stuttering and couldn’t get simple sentences out. If you’ve done video before, you know that once you start messing up, it’s an uphill battle from there because you just keep doing it.
Hard confession: I actually ended up filming the whole video, thought I looked terrible, curled my hair, and redid the entire thing the next day. The struggle was real. But just like working out or playing sports, once you stop for an extended period, you have to relearn what you’re doing and rebuild your video confidence. 😎
So, how do you start doing video? Well… you just start. Annoying advice, I know—but it’s true. Stand by a window with some natural light, prop up a book as a tripod, and hit record. If you want your audio to sound better, run it through Auphonic—it’s a free software that makes it sound like you used a professional microphone.
My only other advice: keep it short and sweet (under 5 minutes) and avoid rambling.
And remember—it’s okay to suck. Enjoy my video compilation of all my mess-ups from this morning.
