[T]echnology:

I consistently find myself using ChatGPT more and more. It’s actually replaced Google for me in many instances.

One of the most common questions we receive as agents is “How old are the utilities?”

Well, fret no more, just ask ChatGPT. ⬇️⬇️

Here’s how you can easily find out:

[E]ducation:

So, I’ve talked about AI agents before—but not this kind.

You might’ve seen the headline floating around: Christie's AI bot supposedly generated $100 million in sales. Sounds wild, right?

Honestly, feels a little clickbaity... but hey, it definitely got people talking. And the big question: Are we about to be replaced by AI agents?

Short answer: Maybe. But let’s keep our eyes open. đź‘€

Check out tryhoma.com. They’re using an AI agent to let buyers take the wheel—handling everything from price analysis to scheduling tours to writing offers. It even pulls stats like, “This home’s been on the market for 64 days with two price drops—so you’ve got leverage.”

Homa’s pitch?

  • Zero pressure

  • Full control

  • 24/7 insights

  • Build rapport with the listing agent (while AI handles the heavy lifting)

  • Save thousands in the process đź’°

Honestly, it’s slick. And it’s just the beginning.

We’re going to see more of these pop up, and it’s a good reminder: do a quick SWOT analysis on your business. Double down on where you add value, because the game is changing—and the ones who win are the ones who adapt.

A wise man once said: ⬇️⬇️

I’ll be honest, tough conversations are exactly that…tough.

But it’s way easier to rip the band-aid off quickly.

Don’t sugarcoat tough news. 🍬

This doesn’t mean you can’t be apathetic or in some cases sympathetic, but you’ve got to be transparent. A lot of issues that agents have with clients could be easily resolved if expectations were set from the beginning.

Don’t keep your clients in the dark and try to fix things behind the scenes.

Do keep them informed.

If you have nothing to update them on. Update them on nothing.

Conversations are key. 🔑

I know closing gifts depend on the person. Some people get them, some people don’t. It really depends on the person. What do you do to show your appreciation WITHOUT buying a closing gift?

1. Handwritten Notes: 🖊️

A heartfelt, handwritten note thanking your client for trusting you goes a long way. It feels personal and genuine—especially in a world full of texts and emails.

2. Celebrate Their “Home-iversary”: 🏡

Mark the anniversary of their closing with a quick message, phone call, or social media shoutout. It shows you’re still thinking of them long after the deal is done.

3. Share Local Recommendations: 🍔

Send them your favorite local spots for home services, dining, and activities. It helps them settle in and positions you as a go-to community expert.

4. Social Media Shoutouts: 📱

Feature your clients (with permission) on your social media. A welcome-home post or quick story adds a personal touch and gives them a chance to celebrate, too.

5. Stay Connected Year-Round: đźš—

Pop by with seasonal check-ins, invite them to client appreciation events, or include them in your monthly email list with local updates and home tips.

The key? Keep it thoughtful, consistent, and genuine. Gifts are nice—but relationships are what truly build a referral-based business.
