I’ve been sleeping on Bard. ⬇️
When Abby and I did our first presentation on AI in December/January, we had this slide:
But at that point, Bard was in Beta and not open to the public. So ChatGPT has been my go-to. I even just built a new email tool using the ChatGPT API. 🤫
However, while much of the media has been focused on ChatGPT, Google has been plugging away with an incredible AI of it’s own.
Bard continues to improve and, in my testing, even surpasses ChatGPT with local-based responses. 👏
Just this week, they just launched the integration of Bard with Google Flights, Maps, Gmail, Docs, YouTube, and more.
Introducing Extensions ✨ | Bard ⬇️
This is freaking huge! 👀
You can now ask Bard things like “What are the recent updates from my kids' school in my email?” and it will summarize a list of upcoming events and announcements! 🤯🤯🤯
It can search maps for the best “X.” Think about the implications and importance of having your reviews on Google! (not that they weren’t before)
The coolest part is because it’s integrated with YOUR documents and videos, you’re basically able to use YOUR data with AI. 💯
I’m thinking out loud as I write this…imagine taking your sales data and asking Bard to summarize it and turn it into a YouTube script.
I’ll be testing this extensively over the next few weeks and will report back. 🖋️

I met Todd Stock, a fellow RE/MAX broker, a couple of years back. Do you know the feeling when you meet someone who just knows their stuff…they’ve got the “IT” factor? 👔✨
That’s the feeling I got when I met Todd. He’s down to Earth, ridiculously smart, authentic, and has honed the craft of speaking to a crowd…
He gets it, and he’s got it. ⬇️⬇️

My biggest takeaway from the video above is the ability for an agent to do 25 deals per year from a sphere of only 100.

I, along with the live audience, laughed when Todd asked and answered, “How do you convince a seller with a 3% mortgage to move when rates are 7%?...You don’t!” ☠️☠️
You may be asking, if that’s the case, how do you find sellers that need to sell or sell/buy?

Don’t sit by, idly watching…Now is the time for you to GIVE THEM VALUE AND BUILD THE RELATIONSHIP!
Make your sphere know that you have the “IT” factor! So much so that when one of their friends or family mentions real estate, they jump at the chance to refer you. 😊

The most challenging aspect of our industry and social media is finding balance. 😌 Even as individuals, we find ourselves questioning what we should post and what we should keep to ourselves. Don’t get me wrong, I think everyone has the right to share their opinions and post what they want, HOWEVER, we need to remember 🧠 that our name is our business.
Whether you like it or not, you could alienate yourself from an entire demographic based on one post. I’m not even just talking politics either; posting something as simple as a glass of wine 🍷 could turn a client away.
Facebook, in particular, can be a culprit in client loss, largely because of the misconception that your “friends” or “followers” share the same beliefs and sentiments you do. It can be so easy to forget this and just press that “post” or “share” button.
I want to reiterate that I am not telling you how to spread your views, and opinions, or how to live your life. You can do whatever you want. 🤷 But, you will have to accept that this could mean clients lost. These could be the kind of clients you never wanted to have around anyway, but being cognizant of the fact that you do have potentially thousands of eyes on your content 📱 and finding the appropriate balance is extremely important.
I recently had the always-incredible Austin Castro on an episode of Bourbon and Real Estate. 🥃 Austin sells a ton of real estate and does so without a huge social media presence. He actually doesn’t like it at all and prefers focusing on face-to-face networking and relationships. We even delve into the reality that stubbornness can become your downfall.
